Rental Requirements
AN APPLICATION IS REQUIRED FOR EACH OCCUPANT WHO IS 18 YEARS OLD OR OLDER.
APPLICATIONS WILL NOT BE PROCESSED UNTIL ALL APPLICANTS SUBMIT AN APPLICATION.
NO APPLICATION FEE, NO LEASE FEE, NO LEASE ADMINISTRATION FEES.
1) No co-signors for credit. (Housing assistance is excluded from credit requirement).
2) Portable Tenant Screening Reports are accepted as per CRS 38-12-902 (2.5).
3) Applicant will be required to provide a valid copy of drivers license, State ID or other US Govt ID.
4) Applicant must earn a gross monthly income of at least 2 times the rent.
5) Applicant must have a satisfactory credit background and/or provide satisfactory rental references.
6) Applicant must have satisfactory criminal background.
7) No smoking, MMJ or Vape to be used on the property.
8) There is no material misstatement of information on the rental application.
9) Any ESA recommendation must be from an approved medical provider.
10) Applications are processed in the order received.
11) Upon approval, the applicant must pay the security deposit and sign the lease.
Warranty of Habitability
Residents can mail notice of an uninhabitable condition to the mailing address, or email address shown above.
